Players will be equipped with traditional tools of paranormal investigators, such as cameras, motion sensors, and EMF detectors, and will have to use these tools to narrow down the haunted locations within a property and slowly obtain evidence. On each investigation, it may take several trips to a location to obtain enough clues and evidence to fully investigate a place.

Conrad Stevenson's Paranormal P.I. also has an engaging story, where the player is tasked with setting up shop in their hometown of New Eidolon and becoming a successful paranormal investigator. As they complete investigations and satisfy customers' needs, they will learn more about the ghosts' pasts and why they are still lingering.
